HVAC/Duct Work Deficiencies
Damaged insulation on the refrigerant lines located at the exterior condenser.
Per current accepted trade practices, the use of flexible gas lines entering the heater housing without gas line protection is a safety hazard. Recommend properly protecting the flexible gas line with armor flex or be replaced with ridged black pipe.
The flex ductwork that supplies conditioned air to the registers has started to deteriorate due to time, light, heat or vermin activity. This ductwork should be monitored or replaced to reduce heating/cooling costs and prevent moisture (condensation) from entering the attic.

Recommend properly sealing the plunum and ductwork.

The exterior primary condensate line on the south side of the house should be extended a minimum of three feet from the foundation.
