The type of inspection performed on this property is a standard structural and mechanical inspection. The findings are general in nature, and are not totally exhaustive or inclusive of the structure(s), systems, or contents. Inspection fees are based in part, on the amount of liability limits agreed upon by the client(s).  The client is informed that totally exhaustive inspections are available at a much higher cost, and may involve the hiring of outside contractors, the dismantling of property components, and the possibility of damage to the structure. The client(s) and any additional interested parties agree not to hold the inspector or the inspection firm liable in any form or fashion for more than the inspection fee(s).

If a comment is made concerning the condition of any item in this report, and the client intends to rely on this report, then the client is urged to, and agrees to contact licensed professionals or specialists to perform further evaluations, to seek estimated cost(s) on needed repairs. It is the client/seller(s) responsibility to seek qualified contractors to perform repairs to this property, and to conduct further evaluations on items noted in this report.

This inspection is based on the STANDARDS OF PRACTICES set forth by the TEXAS REAL ESTATE COMMISSION. The client is urged to read a copy of such Standards, and to have a full understanding of the types and limitations of the inspection process and report findings.

A property inspection intends to be through, but does not guarantee that every defective condition will be found, or every item will be accurately or fully interpreted. This report is not an insurance policy, and the client should be aware that extended warranties are available if desired.  An inspection report intends to indicate which items were inspected, and the client should understand that due to homes which are occupied, related property conditions, or the lack of adequate accessibility may hinder accurate findings.

Complete operating cycles and appliance accessories are not tested. Hidden plumbing components such as those which are located underground, underneath flooring/coverings, or inside wall structures cannot be fully assessed.
